Time to buy a home? Few things in life are as exciting and enjoyable as purchasing a new property. With good preparation, the conditions for a safer real estate transaction improve. Therefore, we want to offer tips and advice to help you succeed in your search for your dream home.
When you buy a villa, house, apartment, summer house, plot, or property through us at Mäklarhuset, you gain access to very competitive products and services. We provide a solid sense of security for both parties throughout the process. Our goal is for you to feel secure and satisfied as a buyer! Therefore, we want to share information on what might be good to consider in your quest for your new dream home.
The viewing is perhaps both the funnest and most important part of the home purchase. At the viewing, you have the opportunity to examine the home. If it is a condominium you are looking at, read the annual report, it reports how it looks when it comes to income, expenses, loans and maintenance plans. This is where you can see how the association is doing, which renovations lie in the future and which shortcomings there may be. It is important to get the whole picture of the association's development going forward.
Feel free to also look outside the home, at the location and the area. How are the communications? Are there plans for redevelopment of the area that could affect your accommodation and future value? Also make sure you get to see all storage areas, laundry room and the like.
When you go to the viewing, the broker gives you a housing description with all important information about the property; how the house is built, heating system, operating costs and what is included. If you are on a house viewing, information about mortgage deeds and easements must be included here. The broker describes the home in as much detail as possible and answers all your questions.
Dare to ask! No question is too stupid and you can always call the broker after the showing if any ambiguities arise. It's not cheap to buy a home, so it's better to ask once too much than once too little. The broker can also help you make an accommodation calculation if you need help with that.
As a buyer, by law you have something called an inspection duty, regardless of whether it is a condominium or a villa. This means that you are obliged to examine the home carefully before the purchase.
To feel safe and get to know your new home, you should have an expert inspector examine the home. We will be happy to help you clarify all questions and ambiguities regarding your duty to investigate.
Shortly after the viewing, the broker will contact you to confirm interest. Bidding can go quickly, so it is good that you have a loan agreement ready with your bank so that you can participate in the bidding and not risk missing out on your dream home.
It is easy to get dragged into the bidding process and bid higher than planned. Set your maximum price before you start bidding and stick to it. Once you have won a bid, contact your bank office before signing the purchase contract.
Secure business with egitimation and verification of loan promise
For those of you who are in the process of buying, trust in the process is most important at this stage of the housing transaction. We work according to the Mäklarsamfund's guidelines for pricing and bidding so that all parties can feel safe. Bidding takes place openly via our digital services so it is easy for everyone to follow.
For safer bidding, we offer authentication and verification of loan promises. This means that a bid is connected in a secure and certified way with a bidder who in turn can confirm his loan promise via a secure connection to his bank. If you do not have a BankID, you can of course bid in the traditional way.
Who can buy?
It is the seller who decides to whom he or she wants to sell, when and at what price. This means that the seller does not have to sell to the highest bidder. The seller is not legally bound by a promise to sell or to sell at the price presented in the marketing.
Congratulations, then it's time to sign the contract! It is when the contract is written that the purchase between you and the seller becomes binding. The writing of the contract usually takes place at the broker's office. Only when the contract and transfer agreement are signed is the deal complete. Before you sign the contract, make sure you understand what is included in the purchase.
In connection with the writing of the contract, you pay a down payment, which is usually 10 percent of the purchase price. The remaining part of the purchase price is paid on the day of access.
Now you can finally move in! When you move in, you formally become the owner of the home. Access takes place either at our office or at your bank. You write purchase deeds and other documents. The remaining part of the purchase price is also paid. Now you get keys and access to your new home.
Legal speed
If you have bought a property, a deed of sale is drawn up and signed on the day of acquisition. The deed of sale is proof that the deal has been completed and that the property has a new owner. It is necessary for you to become the legal owner of the property. The deed of sale is then sent to the Land Registry and the deed is entered in the property register. You pay a percentage fee on the purchase price for the deed. In the case of a housing rights transaction, a deed of sale is rarely drawn up, instead you receive a receipt that the payment has been completed.
Take out insurance
A very important point for you as a buyer is to make sure you contact your insurance company in good time and take out an insurance policy that takes effect on the day you move in so that you don't risk your new home being uninsured. Other things that can be good to think about right from the start are electricity, internet and change of address.
